At Bayleys Residential Letting and Property Management our goal is to take the stress out of finding a new rental property. We try to make it as easy as possible for you to relocate to one of our quality managed properties and to feel looked after throughout the whole experience.

Looking for a new home to rent can be stressful and frustrating, and so we try to make it as easy as possible for you to relocate to one of our quality managed properties and to feel looked after throughout the whole experience.

Our team of experienced property managers will work with you to ensure we find you a property and will make sure you complete the appropriate documentation to secure your new home, so that any problems are minimized.

Should you then wish to purchase a home at a later date our Bayleys Residential Sales team will work with you to show you a selection of suitable properties in your preferred location and price range.

Once we have found you a property to rent it is important for both you and the property owner that all the documentation is correct.

At Bayleys we do everything we can to ensure the application process is quick and as simple as possible. As an applicant you are required to complete a residential tenancy application form. Your Bayleys property manager or letting agent will be able to provide you with this form or you can download below.

Being prepared - you will also need to supply copies of the following before your application can be processed:

  • Current driver's licence
  • Passport (if from overseas)
  • Proof of previous rental history (landlord details for reference check)
  • Proof of current address ( phone, electricity or other utility accounts)
  • Proof of employment and income (pay slips or bank statements)
  • A personal written reference either from an employer or friend and any testimonials from previous landlords and two verbal referees' details

The Bayleys Way! Renting a property should be a smooth process, and we take your rights and responsibilities seriously, ensuring you’ll be happy in your home.

Communication is important, here’s a summary of how we will work together.

Successful in your application. Great! Ready to sign up? We will discuss your tenancy, the tenancy agreement, bond lodgement form, and how to pay the initial move in costs. Once you have signed the agreement and paid the rent, bond and letting fee, we will discuss the key handover and your move in process– congratulations!

Security starts with a bond. You will pay 4 weeks rent in advance which is held in trust with the Tenancy Services in Wellington. The bond is kept as security against debt, damages or wear and tear to the property. When you exit the tenancy, your bond will be returned promptly to you (providing all criteria has been met). At this stage we will outline how to pay your rent via automatic payment.

Love your home? Respect your home! Keep it in good condition and let Bayleys know ASAP if there is an issue – please, no DIY! We will take care of a solution. Of course, an emergency is different, dial 111 in the first instance and then call or text us to advise.

Something worrying you? Let’s work together and avoid the need for Tenancy Tribunal involvement. If we need to move to a mediation or tribunal hearing, Bayleys is fair and accurate with every detail.

Together with a Property Manager we will inspect the home before you move in. We will record the condition of your property and both will sign an inspection form. This form becomes the benchmark for getting your bond back at the end of your tenancy. Along the way, we conduct regular property inspections too. Relax – we’ll let you know what’s expected!

Ready to move on? Thank you for taking care of your home. If it’s time to vacate, please give us 21 days’ notice in writing. From here, we can let you know what your requirements are to ensure moving out goes smoothly. Want to renew your lease? Wonderful! Please contact your Property Manager to discuss another term and to see what your options are.
