One of Auckland’s largest and most significant waterfront development sites is up for sale ripe for the creation of a world-class luxury residential estate.

The more than 3,000-square-metre freehold landholding sits in prime location amid one of East Auckland’s most prestigious coastal enclaves, with over 50 metres of frontage to The Parade, in Bucklands Beach.

Just metres from the shoreline, the elevated land commands views across Half Moon Bay Marina and the Hauraki Gulf to Rangitoto Island.

Its exclusive residential appeal is heightened by a position in zone for highly coveted Macleans College, Bucklands Beach Primary and Bucklands Beach Intermediate schools, and a short drive from one of New Zealand’s top private schools, Saint Kentigern College.

An existing 21-unit motel of some 1,130 square metres generates a rental return of approximately $1,084,011 plus GST per annum, offering new owners a substantial holding income while future development plans are progressed.

The property at 41-42 The Parade, Bucklands Beach, Auckland, is being offered for sale by way of an international tender closing on Tuesday 30 June, unless sold prior.

The sale is being marketed by James Chan, Peter Sullivan and Kristina Liu of Bayleys Real Estate, as sole agents.

Chan, who heads Bayleys’ Auckland-based international sales division, said the approximately 3,057-square-metre freehold landholding was an offering of exceedingly rare scale and calibre in this prized location.

“This makes it the perfect parcel for the next owners to transform their vision into a landmark estate for luxury waterfront living.

“The existing motel adds further to the proposition, delivering new owners a good income stream before they realise their entrepreneurial vision,” said Chan.

Residential – Mixed Housing Suburban zoning under Auckland’s unitary plan offers an opportunity, subject to consents, to create a luxurious low-rise residential complex capitalising on the exclusive beachfront location and views.

A prevalent zoning in established residential suburbs, this enables intensified development generally with two-storey detached and attached housing in a variety of types and sizes.

Sullivan said it was possible the Bucklands Beach site could be more intensively developed under 2021 legislation designed to increase housing supply in major cities.

“This could see Auckland council zoning more residential areas for medium-density housing – potentially opening the way for dwellings of up to three storeys to be built on more sites without needing resource consent, as long as they comply with a series of development controls,” said Sullivan.

The property for sale sits within around 35 minutes’ drive of Auckland’s city centre and airport, and 15 minutes from the abundant amenities of Botany Town Centre.

Liu said an enviable beachside lifestyle, combined with fantastic schooling were key to the area’s enduring appeal for exclusive family living.

“The affluent suburb of Bucklands Beach is well-known for its golden beaches and desirable residential neighbourhoods.

“Adding further to its allure, the property for sale is just a short drive from Half Moon Bay ferry terminal, with its services to the city centre and Waiheke Island, as well as cafes and shops, the Howick Golf Club, Bucklands Beach Yacht Club and the open spaces of Musick Point,” Liu said.
