A long-established boutique accommodation business in one of New Zealand’s best-known adventure tourism destinations is being brought to market, offering investors, owner-operators, and lifestyle buyers the chance to acquire a proven tourism asset with flexible live-work appeal, Bayleys brokers say.

Bayleys Waikato’s Therese Bailey is marketing Abseil Inn at 709 Waitomo Caves Road – comprising the land, buildings and business - for sale as a freehold going concern, to be auctioned at 2:00 pm on Thursday, 16 April 2026 (unless sold prior).

The offering comprises an elevated 2,621sqm freehold landholding improved by a substantial 320sqm (more or less) lodge-style residence that has operated successfully as a bed-and-breakfast for more than 23 years.

Bailey says the opportunity hits the market at a time when New Zealand’s tourism sector continues to rebuild momentum.

Official figures show overseas visitor arrivals reached 3.51 million in the year to December 2025, up six percent on the year prior, while the Government has also stepped up tourism-focused investment through initiatives including the Regional Tourism Boost and wider Tourism Boost package aimed at lifting international visitation and regional dispersal.

“Financial information provided by the vendor shows revenue remained broadly consistent through the 2025 and early 2026 season, despite the business operating at a reduced capacity, as the owners chose to reduce room availability and trading days for lifestyle reasons.

“Earlier years delivered stronger revenue as the business traded more fully, pointing to clear upside for a new owner willing to extend trading periods, re-open all rooms year-round, or invest further in digital marketing.”

Bailey says that flexibility is likely to resonate with the current accommodation landscape, where smaller-format hospitality assets in experience-led destinations are increasingly attractive for buyers seeking a more hands-on tourism investment, or a hybrid home-and-income model aligned with lifestyle priorities.

Tourism New Zealand’s strategy also highlights a growing focus on dispersing international visitors into regional destinations and building higher-value tourism experiences, both of which support assets in iconic non-urban locations such as Waitomo.
