New owners sought for landmark waterfront hotel

One of Northland’s most recognised waterfront hospitality businesses is poised for new owners as the historic Mangonui Hotel goes up for sale.

The character two-storey establishment has been a landmark in the heart of Mangonui village, in picturesque Doubtless Bay, since the early-1900s.

Marketed locally as “World famous in New Zealand”, the hotel is now on the market for the first time in 27 years through Bayleys Real Estate. The sale is tipped to attract buyer interest from well beyond the region, with initial enquiries received from as far afield as Australia and Ireland.

Sitting on some 2,986 square metres of freehold land, the profitable hotel business generates diversified revenue from accommodation and hospitality operations, gaming facilities, and the leased Fresh & Tasty fish and chip shop premises – itself a renowned eatery, visited this year by actor Pierce Brosnan.

More than 1,000 square metres of buildings include 14 guest rooms, public bar and hospitality areas, manager’s accommodation, and supporting facilities, providing a rare scale in the Far North market.

The 120-year-old property is listed as a Category 1 historic place by Heritage New Zealand, which rates it as a nationally important example of early twentieth-century hotel architecture and one of the best-preserved in Northland.

Constructed with local kauri, the hotel retains many of its original features from when it served traders and Northern Steamship Company passengers alighting at the nearby wharf.

Bayleys salesperson Roger Lalande says this lends the operation a unique market position and ambience for today’s established clientele of locals and visitors.

“The hotel’s character ‘trophy’ appeal, combined with existing cashflow and underlying land value, creates a compelling opportunity for investors, hospitality operators, and owner-operators alike.

“There are significant possibilities to add to current revenue, for example, by making greater use of existing indoor and outdoor hospitality spaces and adding destination appeal with live music and events. New owners could also look to further accentuate and capitalise on the building’s historic character, with the Category 1 heritage status potentially unlocking grants for restoration work.

Following a change in circumstances for the current family owner-operators, the land, buildings and business behind Mangonui Hotel, 112 Waterfront Drive, Mangonui, are being offered to buyers as a freehold going concern.

The business will be sold by way of a tender closing on Thursday 22 October (unless sold prior), through Bayleys in the North Commercial.

Lalande says the hotel’s enduring reputation and prominence within the region have been built by patronage by generations of locals and visitors.
