Mount investment passes ground test

A newly leased industrial property in one of Mount Maunganui’s premier industrial streets is being offered for sale, providing investors with secured income and fixed rental growth in a location where limited availability continues to focus demand, Bayleys brokers say.

Bayleys Tauranga’s Ryan Bradley, together with colleagues Brendon Bradley and Lynn Bradley, is marketing the 561sqm freehold site at 20B Newton Street for sale by auction from 1:00 pm on Wednesday, 21st October 2026 (unless sold prior).

The property comprises a recently refurbished 476sqm (more or less) two-level building with four on-site car parks, leased to international geotechnical engineering and environmental consultancy ENGEO. The tenant also holds an additional car park under a separate month-to-month arrangement.

The property generates annual net rent of $135,000 plus GST.

ENEGO commenced a new six year lease in February 2026, with two further three year renewal rights extending the potential occupancy to 2038. The lease provides fixed rental growth over the first two years, followed by regular market reviews that protect the property’s income position.

Ryan Bradley says the lease structure gives investors visibility over near-term income while retaining exposure to future market rental movements.

Bayleys’ market activity points to persistently low vacancy and strong occupier demand across Mount Maunganui’s established industrial precincts. Bradley says Newton Street occupies a particularly sought-after position within that market.

Positioned between the harbour, airport and Tauranga’s urban centre, the wider precinct provides direct access to the port, State Highway 2 and a substantial commercial and residential catchment.

Mount Maunganui’s industrial economy is anchored by the Port of Tauranga, New Zealand’s largest port by container volume and a critical national trade gateway. In the year to June 2026, it handled 24.6 million tonnes of trade and 1.21 million containers, supporting major export industries and a regional network of logistics, engineering, distribution, and professional-services businesses.
