Historic heartbeat powers Methven investment

A preserved survivor of Methven’s early commercial development, now home to a thriving hospitality venue, offers investors a unique opportunity to secure an income-producing asset and foothold in a fast-growing Canterbury township.

Bayleys Canterbury’s Kayla Dynes is marketing the 809sqm (more or less) freehold site at 36 Forest Drive, for sale by deadline, closing at 12:00 pm on Thursday, 25th September 2025 (unless sold prior).

Dynes says the original property dates to 1911, where it has long been a landmark in Methven’s commercial streetscape. “Once remembered as a confectionery shop, dining room, butcher, book shop and later, bakery and tearooms, the space then evolved to house a clothing retailer, French restaurant, and now the Green Parrot Bar and Grill – a popular restaurant that anchors Methven’s hospitality offering.”

The building itself has a storied character. Previously subject to a heritage classification, its protection was lifted in 2011; however, the approximately 180sqm property retains its distinctive brick façade, pediment, and veranda, which typify turn-of-the-century townscapes.

“Profile to the street looks like something out of a western movie,” Dynes says. “Although the premises have been modernised following 2011’s earthquakes, and now feature high ceilings, an open-plan dining layout, and a low building-to-site ratio providing future development potential.”

“Incorporating both indoor and outdoor amenities, the property features a north-facing beer garden with mountain views, a children’s play area, an expansive lawn, and a permanent outdoor stage that draws crowds during Methven’s lively summer months.”

The site has dual street frontage and includes a double garage with rear access from McKerrow Street, providing additional storage and utility space for the tenant.

Occupied by the current tenant with a long-term arrangement, the lease provides for staged rental increases through to 2027, with a current lease expiry in 2030, and three three-year renewal options.

“The tenant is well-established and continues to trade well thanks to a steady stream of loyal local patronage and tourists travelling through the area on the way to nearby attractions, including the Mount Hutt Ski Area.”

Dynes says that commercial opportunities in Methven rarely come to market, and the sale is distinctive for the building’s significance to the township’s living history. “Today, the property delivers a reliable cashflow underpinned by a successful tenant at the heart of a steadily rising tourist economy.”

“It’s a tangible link to Methven’s past, with modern amenity and an attractive lease structure to provide investors’ confidence for the future.”

Located approximately 90 kilometres from Christchurch International Airport, Methven has transitioned from a rural service village into a vibrant, year-round destination, anchored in winter by the Mount Hutt Ski Area.

“New attractions such as the Ōpuke Thermal Pools and Spa, the upgraded Staveley Ice and Curling Rink, hiking and mountain biking trails are also supporting shoulder season demand,” Dynes says. “This has contributed to a more dynamic local property market, underpinned by capacity for international and domestic visitation.”

“With a long lease to a thriving operator, historic character, and a stunning location at the foothills of the Southern Alps, the property undoubtedly presents a unique and compelling investment for new owners eager to identify regional opportunities in growth markets.”
