Henderson Metro Hub Site Ripe for Development

A substantial “future-ready” site for sale in the heart of the Henderson metropolitan centre is poised for a major redevelopment.

The freehold landholding of some 2,464 square metres sits directly opposite WestCity Mall, amid a key hub of civic, retail and transport amenities serving a wide West Auckland catchment.

The Edsel Street site is being offered to buyers as-is, with a vacant 1970s building of some 1,080 square metres and plenty of on-site parking.

Bayleys salesperson Steven Liu said the property offered flexibility for new owners to move their business onsite, subject to necessary work on the premises, or potential holding income for developers as they advance plans to capitalise on intensive development-friendly zoning.

“Owner-occupiers will value the accessibility and profile, while developers and land bankers will recognise the long-term potential for a high-intensity commercial or mixed-use project in this rapidly evolving metropolitan hub.

“Opportunities of this scale and positioning in central Henderson are increasingly scarce, making this a compelling proposition for those seeking location, scale and future-ready potential,” he said.

The freehold property at 15 Edsel Street will go under the hammer at an auction on Wednesday 20 May, unless it is sold prior. The sale is being marketed by Liu and colleagues Beterly Pan and Michael Nees, of Bayleys Real Estate.

Pan said the site’s Metropolitan Centre zoning under the Auckland Unitary Plan applied to just a handful of centres across the region that are second only to the city centre in scale and intensity.

“Designed to reinforce the centre’s role as a focus for commercial growth and development, this zone provides for wide-ranging uses, from commercial activities and high-density housing to leisure, tourist, cultural, community, and civic services.

“Surrounding properties are home to a diverse mix of industrial and commercial occupiers. The area is well supported by local amenities, public transport, and a strong business hub, making it a practical and strategic base for a variety of operations,” said Pan.

Nees said the Edsel Street site offered new owners the advantages of a pivotal West Auckland location.

“Future occupiers and developments here will have pride of place across the road from the 100-plus-store WestCity Mall and The Boundary retail centre, as well as being moments from Henderson Train Station and multiple bus connections.

“Connectivity is further enhanced by handy access to vital arterial routes including Lincoln Road, and the Northwestern Motorway, facilitating easy travel to and from this location across West Auckland and the wider region,” Nees said.
