Get to the Point with development-ready waterfront site

The last greenfield waterfront development site with scale at Scott Point on the Hobsonville peninsula in Auckland’s northwest is for sale, with the coastal landholding serviced and primed for a residential housing project.

The development-ready freehold 2.38-hectare site at 16A Scott Road leverages the infrastructural and amenity benefits that have made the neighbouring Hobsonville Point precinct a success.

The site is generally level, being flat to the Scott Road frontage and elevated above the coastal fringe with broad views of views of the inner Waitematā Harbour, West Harbour Marina, Te Atatū Peninsula, and Auckland CBD.

Closer to the coastal edge, the site slopes down to meet the public Esplanade Reserve with more than 100 metres of sandy beach, and the lower part of the site also shares a 107-metre boundary with a 3,700sqm recreational reserve meaning it cannot be built out.

Water, power and communication infrastructure is in place to the road, and there are two sewerage line connections on the property

Scott Point is a designated Special Housing Area (SHA) under the Auckland Unitary Plan and the subject property has a Residential – Mixed Housing Suburban zoning overlay across the majority of the site and Residential – Single House zoning for a portion of land fronting the coast. These designations allow for medium-density housing to meet the growing demand from young professionals, families and retirees seeking easy-care residential homes within the north-western suburbs of Auckland.

The land is privately-owned by a family trust and is being marketed via a tender process closing 10th April, unless sold prior, through Gerald Rundle and Stuart Bode of Bayleys.

Referencing the popularity and success of the neighbouring Hobsonville Point precinct, Rundle says the Scott Road site provides opportunity for a developer to take control of a waterfront landholding and to optimise the site for a residential project with reasonable density.

“Scott Point benefits from the Hobsonville halo effect, being the logical next hot spot.

“The big players in the development market have been highly instrumental in the reimagining of Hobsonville Point, but with that came limitations due to high-level master planning which dictated the look and feel of the precinct.

“Scott Point does not have this overarching plan hence there’s more flexibility for developers.”

Rundle explains there used to be a covenant on the site which limited the type of development possible, but this has since been removed meaning different housing typologies could now be possible across the property.

The broader area is seeing significant public investment in new infrastructure says Bode, which underscores the opportunity the site provides.

“Scott Point has good connectivity and is roughly halfway between Albany and Westgate, so residents have plenty of choice if they need to go further afield than the convenience and hospitality options at nearby Catalina Bay and Hobsonville itself.

“It’s around 24km from Auckland CBD with travel by road via either State Highway 16 or State Highway 18, there’s a regular commuter ferry from Hobsonville Point to the city, and buses connect to various points on the Auckland network.”

Scott Point primary school is 450 metres from the site, and there are plenty of recreational parks and open spaces in the vicinity. Not too far away, Auckland Council is building a new public park, known as Te Kori Scott Point, which will be New Zealand’s first fully sustainable sports park offering sports and active recreation areas.
