One of only a few pieces of greenfield land zoned Future Urban in Pukekohe has been placed on the market for sale after decades of intergenerational family ownership.
The circa-52 hectare property at 219, 229, and 301A Cape Hill Road, Pukekohe is held in multiple titles and has flat to rolling contour. It has been owned by the McCall family for more than 70 years and is primarily used as a dairy unit. It remains a working farm, and improvements include five homes, a cowshed and support buildings.
The landholding has extensive road frontage to Cape Hill and Tuhimata Roads and partially borders the main trunk railway line.
The vendors advise that there are Notices of Requirement (NoR) under the Resource Management Act 1991 from Auckland Transport and NZ Transport Agency against the property. A plan showing the areas affected is available, and enquirers are advised to seek their own legal advice on the effect of these notices as neither the marketing agents nor the vendor can assist in this regard.
The land would still be developable with the NoR in place. The notices are to protect specified areas of the land from being used in such a way that would prevent proposed public work to support growth in the area. A future road will go through the property as part of the Drury – Pukekohe Link roading project, which has been designated and is operative under the Auckland Unitary Plan. There is no delivery date for the project at this stage.
This new road will bring much-needed relief to Pukekohe’s traffic congestion during peak traffic times.
Shane Snijder, Bayleys Pukekohe, is marketing the site as one lot through a tender process closing 4pm Tuesday 20th January 2026, and says there is inherent opportunity for investors, landbankers and developers.
“The proposed main arterial road will run through the property, providing scope for development on either side, and saving money that would normally go towards such roading costs.
“Any Interested parties are advised to seek professional guidance and advice around what is allowable under the Future Urban zoning designation, or via a private plan change.”
Snijder says the Cape Hill Road land is one of only a handful of sites zoned Future Urban in Pukekohe and is in a prime location being an easy walk to the new Paerata train station, and just a short drive to Pukekohe’s CBD.
“Pukekohe is an identified, important rural node that is expected to evolve to accommodate the growing population under Auckland Council’s Pukekohe-Paerata Structure Plan and will benefit from $2.4 billion infrastructure investment by the government in the Southern Corridor.
“It’s considered a priority satellite town, and projections show it could support another 50,000 people and 9000 new jobs in the next 30 years. The subject land is just 1.8km from Pukekohe township, so it’s clearly a strategic site.”
Fisher & Paykel Healthcare’s recent acquisition of 104ha in Drury West for a new research, development, and manufacturing campus is expected to give South Auckland a significant boost. Auckland Council has accepted Fisher & Paykel’s private plan change request to rezone around 86.5 hectares of land from Future Urban Zone to Business – Light Industry Zone, and the proposal will now go through a public hearings process.
“It’s big news for the broader Pukekohe-Drury area, and when added to the major infrastructure investment at Drury South Crossing, which is forecast to create 10,000 local jobs in the coming years, it’s really putting the spotlight on this region,” says Snijder.
“The government’s investment in roading infrastructure underlines the long-term strategic importance of the area, and housing development will be an important part of the puzzle.”
