Flagship Rosedale facility available

A major new occupier will have the rare chance to secure a flagship presence in one of the North Shore’s premier standalone industrial facilities.

The expansive modern warehouse-and-office property now for sale or lease in the Rosedale industrial hub is an almost unmissable sight for busy passing traffic on the Upper Harbour Highway.

The facility on Omega Street was purpose-built to high specifications in 2003 for high-volume logistics – with an 82 percent high-stud, clear-span warehouse ratio plus container-handling and approved transitional facility status maximising functionality and occupier appeal.

The warehouse is supplemented by a spacious yard and modern, fully refurbished two-level office complex, along with onsite parking for 58 vehicles.

The property is seen as an ideal “trophy” base for a new large-scale storage, distribution or logistics operator.

The current tenant, leading automotive supplier BNT, is due to vacate the premises by the end of the current lease in April 2027, or potentially earlier by mutual agreement. This opens the way for new occupiers as well as a holding income for new owners.

The freehold land and buildings at 21-27 Omega Street, Albany, Auckland, are being offered for sale or lease by deadline private treaty closing on Thursday 16 April, unless sold or leased prior.

The property is being marketed through Matt Mimmack, Laurie Burt and Simon Farland of Bayleys North Shore Commercial.

The approximately 3,937-square-metre building with a large, cantilevered canopy sits on some 7,516 square metres of light-industrial land plus a half share of a further 653 square metres.

“This exceptional standalone industrial facility offers a rare combination of quality, scale, profile and functionality in the heart of Albany’s established light-industrial precinct,” Mimmack said.

“The impressive high-stud, clear-span warehouse maximises operational capacity and is well suited to accommodate diverse industrial uses.

“An almost unmissable more than 100-metre expanse of frontage to the Upper Harbour Highway provides a business here with brand visibility to die for, and long-term strategic positioning,” said Mimmack.

Burt said the approximately 3,232-square-metre sprinklered warehouse at the heart of the property offered a minimum stud height of some 8.45 metres.

“This facility is well constructed with a quality concrete floor and extensive tilt-slab cladding. The warehouse is accessed via five roller doors and supported by an extensive more than 1,000-square-metre canopy for all-weather inward/outward movement of goods.

“Dual access, generous yard space and dedicated container drop-off areas facilitate seamless flow for substantial logistics operations,” Burt said.

Separate, recently refurbished two-level offices provide a professional and comfortable workspace. These encompass a combination of separately partitioned offices and open-plan office space. High ceilings and plenty of natural light give this air-conditioned workspace a spacious feel, supported by amenities on both floors plus a large lunchroom and outdoor staff courtyard.

The Omega Street property sits in the well-established Rosedale Industrial Estate, surrounded by a mix of mostly modern office, retail and industrial premises.

Business – Light Industry zoning under Auckland’s unitary plan permits numerous light-industrial activities, ranging from the existing logistics operations, to storage, transport, distribution, manufacturing and production.

Farland said easy movement of people and goods to and from the site was enabled by handy access to the Upper Harbour Highway/State Highway 18 and key North Shore arterials.

“The wider middle-income residential catchment is a rich source of skilled and unskilled labour for businesses operating here.

“The area enjoys handy access to a diversity of retail offerings and professional services, with the Westfield Albany shopping centre, Albany Mega Centre and Massey University campus a few kilometres to the north.

“Coffee shops and eateries are within walking distance, and the area is well served by numerous professional childcare providers,” Farland said.
