A substantial office and retail investment at the intersection of Christchurch’s shopping, transport and entertainment precincts is being offered for sale, combining more than $1.5 million in net annual rental income with exposure to the city’s next phase of growth.

Mid City occupies prominent central Christchurch corner

Known as Mid City, 663-665 Colombo Street occupies the corner of Colombo and Lichfield streets, beside Ballantynes department store and opposite the Bus Interchange, The Crossing and EntX.

Property offered by international tender

Bayleys South Island capital markets director Jesse Paenga, together with colleagues Ryan Johnson, Levi Dwan and William Wallace, is marketing the property by international tender, closing at 4:00 pm on Thursday, 3rd December 2026 (unless sold prior).

Freehold site provides office and retail accommodation

The 2,053sqm (more or less) freehold site accommodates approximately 4,623sqm of floor area and eight car parks. The building has a seismic rating of 80 percent of New Building Standard.

Government and retail tenants underpin income

A government agency anchors the office accommodation, complemented by key retailers including streetwear store North Beach, Asian grocer Kosco, beauty salon Pinkies Nails and fashion retailer Flo & Frankie.

Paenga says the tenancy profile provides an established income foundation while allowing purchasers to pursue growth through leasing and asset management.

“An established rent roll allows investors to participate in Christchurch’s growth with income already in place. The government tenancy provides a substantial foundation, while the retail component connects the investment to the precinct’s evolution as a destination for shopping, entertainment and major events.”

More than $1.5 million in net annual rental income

Estimated net annual rental income is $1,508,604 annually. Five vacant retail premises, totalling circa 366sqm, providing scope for a new owner to grow income and shape the property’s tenancy mix.

Parts of the occupied accommodation offer further rental growth potential, subject to lease provisions and future reviews.

Christchurch economy supports investment outlook

The sale comes as Christchurch and the Canterbury region outperform the national economy on several measures.

Regional economic development agency ChristchurchNZ’s June 2026 quarterly report records provisional annual GDP growth of 2.6 percent for both the city and the region, compared with 1.7 percent nationally. At the same time, Christchurch’s median house price rose 9.8 percent in the year to June, against 1.3 percent nationally.

The central city’s residential base has also expanded, with Christchurch City Council reporting approximately 9,200 residents in 2025.

Stadium strengthens central-city visitor activity

The new One New Zealand Stadium at Te Kaha adds a major visitor destination within walking distance of Mid City. ChristchurchNZ reports that the autumn events programme, including the stadium’s inaugural events, generated more than $31 million in visitor spending and approximately 133,385 bed nights.

Bayleys national director of commercial and industrial Ryan Johnson says the stadium strengthens the relationship between major events and the surrounding commercial precinct.

“Mid City sits between the Bus Interchange, established shopping destinations and the stadium. That puts it where visitors can shop, dine, and spend time before and after a match or concert.

“For an incoming owner, there is an opportunity to convert these location advantages into stronger occupancy and income.”

Central city zoning supports commercial use

Zoned Commercial Central City, the property combines office employment with ground-floor retail in an area shaped by substantial public and private investment.

“With substantial income already in place, Mid City offers investors a foothold in Christchurch’s expanding commercial core and scope to capture more of that growth through new tenancies and a stronger rent roll,” Johnson says.
