Regional hotel investment is accelerating across New Zealand as private capital responds to stronger tourism flows, expanding events infrastructure, and renewed confidence in secondary centres.

A new cycle of development, adaptive reuse and mixed‑use accommodation projects is reshaping regional markets and elevating the quality of commercial accommodation nationwide, with Bayleys national director hotels, tourism and leisure (HTL) Wayne Keene, saying investor and developer activity has ramped up across the board this year.

“Assets featured in the spring edition of Bayleys’ Hotels, Tourism and Leisure portfolio represent just a fraction of the opportunity emerging across the country, and we’ve seen a notable rise in enquiry for existing and proposed hotel assets.

“This reflects a renewed confidence in the sector, and in the fundamentals of regional New Zealand, with developers, investors and management entities recognising the underlying strength and resilience of these markets.”

In Marlborough, momentum is building around The Alfred Hotel, a six‑storey, 123‑room riverside development that will lift Blenheim’s accommodation and events offering. Capstone Hotel Management, now the country’s largest locally owned independent hotel management platform following its merger with the Marsden Group, has been appointed operator.

The project reflects confidence in Marlborough’s long‑term tourism outlook, supported by a strong regional brand, diversified visitor economy and limited supply of premium accommodation. Early interest from conference organisers, corporate travellers and tourism operators highlights the hotel’s potential to act as a catalyst for future regional growth.

Keene notes Safari Group is also expanding its regional footprint, with new projects in Palmerston North and Nelson. The company is targeting markets where visitor demand, economic activity and infrastructure investment can sustain long‑term accommodation offerings, often complemented by residential, office or retail uses.

In Palmerston North, Safari Group is redeveloping the former chief post office into TRYP by Wyndham, an 86‑room hotel with additional retail and commercial tenancies. The adaptive reuse project has required complex engineering to retain and support the Edwardian façade while constructing a modern structure behind it.

Karl Cameron, senior commercial broker with Bayleys Manawatū, says TRYP by Wyndham will be “fabulous for the city,” filling a longstanding gap for high‑quality accommodation in a prime location on The Square. He notes the development aligns with major infrastructure upgrades that have strengthened regional connectivity.

Meanwhile, Safari Group’s Nelson project, an eight‑storey mixed‑use scheme with 54 hotel rooms and 54 residential apartments, is progressing through design and consenting. An Accor‑branded hotel is planned, with the central location intended to serve both business and leisure travellers while contributing to CBD activity.

Further south, Distinction Hotels has confirmed a new 4.5‑star, 145‑room hotel and conference centre for Dunedin, redeveloping Philip Laing House and neighbouring properties for an expected 2028 opening. The project follows Distinction’s Invercargill redevelopment and sits alongside other major South Island accommodation developments in Queenstown and Christchurch.

In Whanganui, boutique hotel potential is emerging through the sale of Terrace House, a landmark 1970s Brutalist building at 133 Wicksteed Street. Bayleys Manawatū‑Whanganui director, John Bartley says the property’s heritage character, the city’s strong events calendar and rising visitor demand make it a compelling adaptive reuse opportunity.

“A well-executed boutique hotel would reinforce Whanganui’s growing tourism and corporate travel sectors.”
